This Buyer Agreement is for properties located in the Commonwealth of Virginia.

A. This Buyer Agreement shall begin on (Please input a date):               

B. (Enter Names of Buyers)and Home Discovery Realtors (Broker) in Consideration of providing the services and facilities described herein, the Broker is hereby granted the right to represent Buyer in the acquisition of real property.

E. Broker's Duties: Buyer and Broker agree that Broker will be acting as an independent contractor and will be representing Buyer in the capacity of a limited service representative as defined in Section 54.1-2130 of the Code of Virginia, and will not be acting as a standard agent as defined in Section 54.1-2130. As a limited service representative, Broker's obligations will be set forth in this agreement. Broker will seek to identify for Buyer a property acceptable to Buyer; Broker will assist in drafting and negotiating offers and counteroffers, contracts or amendments and addenda to contracts; Broker will receive offers and counteroffers to and from Buyer and prospective sellers; Broker will assist Buyer in satisfying Buyer's contract obligations and facilitating settlement; Broker will assist Buyer via Telephone, Email, or Fax;

F. Buyer's Duties: Work exclusively with Broker during the term of this Agreement; Comply with the reasonable requests of Broker to supply any pertinent information or personal data needed to fulfill the terms of this Agreement; Consult with Broker before visiting any resale or new homes or contacting any other licensees or property owners to avoid the possibility of confusion over the brokerage relationships and misunderstandings about liability for compensation; Inform all sellers and licensees whom Buyer contacts of Buyer's brokerage relationship with Broker.

G. Compensation And Rebates: Buyer Agent (Broker) is authorized to receive compensation offered by the Listing Broker and Sellers, and 75% of such compensation shall be rebated to the Buyer(s) of this agreement at settlement, amounts rebated can be limited/subject to lender approval.

The Buyer(s) acknowledge that they have read and agree to the terms, conditions and regulations of the Exclusive Right To Represent Buyer Agreement . Seen and agreed, a signed copy of this Buyer Agreement is hereby acknowledged.
